Calgary, spring has sprung and our real estate market is buzzing!  This April, we’ve witnessed a spectacular 7% jump in sales from last year, with a whopping 2,881 homes finding new owners—37% above our typical April stats! 
 
Highlights:
• Townhouses and condos are the hottest picks this season, flying off the market!
• New listings are up by 11%, bringing 3,491 new homes into the mix.
However, inventory remains tight, especially for budget-friendly homes, with a 16% drop from last year.
 
Market Trends:
• Overall, home prices are surging with the benchmark price hitting $603,700—a nearly 10% increase!
• Notable spikes in affordable areas, where prices are skyrocketing.
 
Quick Stats:
• Detached Homes: Minor sales increase but a major jump in price to $749,000!
• Semi-Detached: 18% surge in sales, prices now at $668,400.
• Townhouses: Strong demand with a 19% sales increase and a 20% price hike to $458,100.
• Condos: Red hot with a 24% sales bump, prices at $346,200.
👀 With Calgary firmly remaining a seller’s market, fast sales and rising prices are the new norm.
